Flexible Office Building with Future Hotel Conversion

The building is designed with long-term flexibility in mind, allowing for a potential future conversion into a hotel. A generous double-height foyer forms the central arrival space, creating an open and welcoming atmosphere. The rear base is defined by metal inlays, giving the building a solid foundation, while the façades are made of polished, whitish-grey concrete, expressing a precise and restrained material character.

The spatial concept emphasizes transparency and openness. The foyer features a wood-clad rear wall and opens toward the conference area at its end. A gallery-like zone acts as a showcase toward the city, strengthening the visual connection to the urban context.

The conference area is organized around a triangular courtyard, providing daylight and framed views. Typical office floors offer flexible layouts with visual connections across the courtyard. Particular attention is given to key views, especially toward the cathedral, which are highlighted from the upper floors.

Der Entwurf des neuen Stadions integriert sich harmonisch in die umgebende Landschaft und Topografie. Die Gebäudegeometrie greift die charakteristische Flächigkeit des Sportparks und des Mauerparks auf und überführt sie in ein zeitgemäßes, barrierefreies Konzept. Der historische Kontext bleibt für die Nutzer erlebbar. Der zentrale Boulevard verbindet das Stadion mit den Sportpark-Gebäuden und schafft eine attraktive Begegnungs- und Aktivitätszone. Das asymmetrische Stadionvolumen öffnet sich zum Boulevard hin, während die Erschließung durch zwei Rampen entlang des Trümmerhügels eine uneingeschränkt inklusive Zugänglichkeit für alle Nutzer gewährleistet.
