Flüelastrasse Commercial Building

The office and commercial building at Flüelastrasse 16 is part of the ongoing transformation of Zurich’s Letzi district into a dense, mixed-use urban area. As a corner building, it completes the existing row of commercial structures along Flüelastrasse and reinforces the spatial rhythm of the streetscape.

The building provides four flexible floors for commercial use, designed to accommodate a wide range of tenant configurations. A double-height level allows for additional internal densification through the insertion of mezzanines. The upper two floors are dedicated to office use and house the new premises of PWG.

While the commercial levels are complemented by continuous perimeter balconies, a roof terrace designed by landscape architects extends the working environment outdoors.

The structural system consists of a clearly articulated reinforced concrete frame combined with insulated masonry infill. Generous punched windows bring daylight into the high interior spaces and define the building’s presence along the street. Its distinctive character is shaped by the expressive end façade, featuring shed roof elements, the vertical circulation core, and direct access points to the surrounding balconies.
